Drafting and engineering design, Sydney.

Drawings and engineering for extensions, renovations and new homes, done in house at a licensed builder. Open to homeowners and anyone else who needs them.

Drawn with the build in mind.

The structure, the sequence of the work and what it will cost are worked through while the drawings are made, not after they are finished.

The drafting and engineering design is done in house, and it is open to anyone: homeowners, and builders or developers who need drawings for a project of their own. You can use it whether or not we build the job.

If we build it as well, one party is answerable for both the drawing and the building of it.

How it works.

01

Brief and site

We look at the house with you and agree what needs drawing and what needs engineering.

02

Drawings and engineering

Drawn and engineered in house, with the builder checking how it goes together.

03

Approval and price

The approval path is settled early, and the finished set is what any builder needs to price the job.

Common questions.

Do I have to build with you?

No. The drafting and engineering design can be engaged on its own, and the finished set is drawn for any builder to price. If we build it as well, one party is answerable for both the drawing and the building of it.

Do I need a DA, or can it go through as complying development?

Either is possible. Where the proposal meets the standards in the State Environmental Planning Policy (Exempt and Complying Development Codes) 2008, known as the Codes SEPP, a council or a registered certifier can issue a Complying Development Certificate, which is the faster path. Where it does not, it is a Development Application to the council. Which path you are on depends on the lot, the zoning and the design, so it is worth establishing before the drawings are finished rather than after.

When does a job need an engineer?

Whenever the structure changes: a load-bearing wall coming out, a new opening, a second storey, new footings or a repair to structural concrete. Structural concrete repair and anything affecting the slab should be designed rather than priced off a photograph.

What does a builder need before pricing the job?

For a lump sum price a builder needs the architectural drawings and any engineering, because that is what makes a line by line estimate possible. For design and construct, a site and a clear brief is enough to begin. Either way we attend the site before issuing a price.
